Remodeling Challenges….Biggest Bang for Your Buck!
If your are like many homeowners out there thinking about remodeling, you probably fall into one of these two distinct categories:
1. You have outgrown your current home and with home values in your neighborhood being low, you can’t afford to sell.
2. You have a large enough home but it lacks the character or the usable space that you need.
Outgrowing your home isn’t hard to do, add another child or a live-in parent and presto! Many people I’ve encountered have decided that converting existing unused space is the easiest way to expand their home without having to move or build costly additions. If you have a infrequently used dining room or formal living room those are the perfect spaces to convert to more functional space for your family. Your particular floor plan and how you use your space will determine which area is best to convert. If you need a home office, adding French doors to an existing formal living room or dining room is a simple solution. Depending on the materials you use and the work involved in closing the space in, you may be able to spend as little as $1200 on this type of conversion. From a Realtor’s perspective this type of change is great for resale value. More and more people are working from home and need a dedicated space to do so. Three bedrooms plus a study could be just what a buyer is looking for in their first home. From speaking with clients and current formal living room owners out there, the formal living room is “just another room we need to buy furniture for.” I totally agree! I have a formal living room that has been used twice during the three years I’ve owned my home. Justification enough for eliminating it!

constantly thinking about ways to set my home apart from my neighbor’s. This can be a tall order. The addition of molding in various rooms of your home is a good starting point. While being a cost-effective improvement, it can really upgrade your home. Various paneling options exist as well as unique trim details beyond the typical two piece crown molding. A recent visit to a Shea Homes’ model really got the creative juices flowing!
Venturing out beyond the typical spectrum of wall colors helps differentiate your home as well. Traci Zeller, our preferred Interior Designer, recently blogged about the latest trends in paint color. She wrote about Benjamin Moore’s four themes or color groupings: The Farm, Order, Escape and Tribe. I’d like to draw your attention to “The Farm” grouping. Fresh foods are the inspiration for this color grouping and I am all for it! Bright, vibrant colors are invigorating to me. I love the idea of filling a home with beautiful colors that nature created. If you are worried about resale of you home and turning away potential buyers, paint is cheap to change. If the interior design of your home is well put together, vibrant colors can work. If they look random and hap-hazard because you have no intention of completing the project with a coherent theme, stick to neutrals. Hiring a professional for help with creating a theme can save you lots of time and frustration in the end.
A personal note while on this topic…. I recently had Traci Zeller come in to assist me with my “theme”. I was lost. I can’t afford to purchase all of the beautiful pieces I would like to see in my home (champagne taste-beer budget) but I want to make my home look fabulous. Traci walked through my home with me and gave me direction. Design on MY budget! When she left, I felt great! Re-focused and ready to paint and find the prints that are going to tie my whole scheme together. Saved! I’ll keep everyone posted on the future changes in my home!
